All settings and changes related to rooms are made through the section All settings>Rooms settings
Here you can set rooms, virtual rooms and floor management.
Rooms
The existing room types will be listed in the Rooms tab.
For adding new room type, click on the Add room icon, more about adding new room type, see here.
For changing existing room type, click on the pencil icon, which opens the Edit Room pop-up window
General settings of the room type settings
In General part of the room type setting, you can change the room type, name, short name, standard price* or add/decrease the number of units belonging to that room type.
Note: If you are using property management module here you can set type and value of the commission as well as VAT percentage if applicable.
If you want to remove a unit, just click on bin icon.
To change an existing room number, simply write a new number instead of the current one.
Below the Add room icon for adding new rooms, there is a part where you can change or add more information about the Houserooms and bed information, as well as description of the room.
Advanced settings
In the advanced settings, you can set room area and occupancy
You can also check the box next to each option you want to "activate".
Limit OTA availability - Use this option if you want to limit number of units you are sending to online travel agencies (OTAs)
Price per person - check the box if you want to activate pricing per person for this specific room type, that will be valid for all pricing plans. More about setting prices per person see here
Set email notification for availability - check the box if you want to receive an e mail if availability of this room is below desired number
Linked room types - Choose the option if you want to link specific room types, for examples you are selling 2 apartments separately, or together as a whole villa
If you rent at least one apartment, the entire villa will not be available for those dates, and vice versa, if you rent the entire villa, no apartments will be available for those dates.
Generate iCal link - by clicking the option iCal link will be generated. That link you can share with sales channels that use that way for connection.
Use on Booking engine - choose if you want that room type to be visible on Booking engine or not
Disable Instant Booking for this room type - by checking this you will be able to receive only requests, not direct bookings for this room type on Booking engine
Financial room type - This room type will be visible on the calendar, it will not be included in any reports, but it will be possible to make reservations, transfer services from other rooms and make payments.
Guests are not registered on portals and rooms are not listed on OTA channels. please note that once when you choose this option and save, you cannot uncheck the box
At the end of edit window, you can define the minimum and maximum number of adults and children that can be accommodated in the room.
⚠️ Important: The visibility of a room in the Booking engine is directly influenced by its occupancy settings. If the maximum occupancy is not configured to match the number of guests in a search query, the room may not appear in the results.
For example, a room set to accommodate a maximum of 2 guests will not show up in searches for 3 guests. To ensure visibility, verify and adjust the occupancy settings accordingly.
Copy prices - choose the option if you want to copy prices from some other room type
Copy restrictions - choose the option if you want to copy restrictions from some other room type
Amenities
Check all the amenities that are applicable to that specific room type
Images
You can add/delete or change already added room photos.

Floor management
When you are done with the settings of each type of room, don't forget to click the "Save" button to save all the changes you have made.
⚠️ Important: All this information will be visible to guests via Booking engine and can help in deciding which room type to reserve, so be sure to add as many information as possible. Also, information will not be reflected on other online sales channels.
